Real estate agent preparing a residential property for sale

For real estate agents and property sellers

Help your vendors decide what to paint before they sell.

A paid, independent painting strategy that turns presentation advice into a clear scope, budget and programme—before money is committed.

Protect the campaign

A painting quote answers “what could be painted.” We answer “what should be painted.”

Agents are often asked whether a vendor should repaint everything, touch up visible defects, clean the roof, or leave the property for the buyer. The wrong decision can waste time, delay photography or spend money where buyers may not value it.

Scope Painting reviews the property through the lens of presentation, condition, timing and buyer choice—then documents a practical recommendation.

One inspection. Four decisions.

Every area has a reason—not just a price.

01

Market ready

Paint or repair before photography because it improves presentation or removes visible concern.

02

Purchaser inclusion

Hold a defined repaint as a controlled incentive for the successful purchaser.

03

Deferred

Leave work that is unlikely to justify its cost before sale.

04

Specialist referral

Refer roof, moisture, structural or other issues outside painting.

What the vendor receives

A controlled plan the agent can work with.

  • Property and campaign review
  • Visible-condition assessment
  • Room-by-room and exterior priorities
  • Repair, cleaning and coating recommendations
  • Controlled scope and preliminary budget
  • Practical programme aligned to photography and launch
  • Agent and conveyancer briefing notes where required
01

Refer

Share the property, campaign timing and the vendor’s main concern.

02

Assess

We inspect the agreed buildings and classify visible painting needs.

03

Plan

The vendor receives priorities, scope, preliminary budget and programme.

04

Deliver

If works proceed, a licensed residential contractor quotes and contracts separately.

A different negotiation tool

Offer the purchaser a repaint they can choose.

Instead of repainting every interior before listing, a vendor may offer a defined repaint inclusion to the successful purchaser—with a curated palette, agreed allowance, selection deadline and delivery conditions.

The arrangement is planned before marketing and documented by the vendor’s conveyancer. It is a controlled option, not a promise that painting will add dollar-for-dollar value.

Settlement-ready repaint

Vendor-funded. Purchaser-selected. Separately contracted and professionally delivered.

For property owners

Preparing your own home for sale?

You do not need an agent referral. Tell us what you are selling, when you plan to list and what is worrying you about the property’s presentation.

Request an assessment

Give us the address and the campaign timing.

We will contact the person submitting the referral, confirm the assessment requirement and keep the referring agent informed where authorised by the vendor.

Clear roles

Advice and residential delivery remain separate.

Scope Painting provides the paid planning and advisory service. Where Colonial Painting is selected for residential works, it inspects for delivery and issues its own compliant residential building contract, warranties and required insurance. Legal, tax, lending and valuation advice remains with the vendor’s appointed advisers.
